Downsizing Your Calgary Home

Downsizing Your Calgary Home

Calgary Townhouse Downsizing

So you have lived in your current Calgary home for many years, maybe the kids are at university or married. Apart from the running costs like two furnaces and higher property tax you sit down to discuss moving and getting a smaller home, maybe with less maintenance and a smaller (if any) amount of grass to cut!

It is a fact that good moving companies in the current Calgary economy are doing a lot of downsize moving. But that’s OK, you get to start a new adventure and put some equity in the bank.

But first you need to know the market value of your current property. That's the amount your home will likely sell for in today's market. It is still a "Sellers Market" in Calgary but predictions are saying that by June 2022 it could be a "Balanced Market". Buyers by then will have more choice but if you do a good job of preparing your home to sell -sell it will. There are lots of younger big families looking for larger homes. Yes it may take a bit  longer to sell but if you do your part by preparing it, we will do ours by doing an awesome "Marketing Campaign".

Take a look at the options you have when buying a smaller place. Maybe it can be a Townhouse, an attached Villa style home or just a smaller single family home. There are lots of choices out there. All you really have to do is narrow down the communities you like, and we will come up with what’s available, you could be surprised.

Remember this, whilst you will list your current home to fit into the market, so will another seller be doing the same thing. With those two pieces of information that we provide in an Area Comparative Market Analysis , you'll be able to make a better decision.

CONDO STATISTICS DECEMBER 2023- CREB

LATEST CREB CONDO NEWS - DECEMBER 1 2023 Apartment Condominium - CREB DEC 1 2023 Thanks to the relative affordability of the apartment-style homes, sales continued to reach record highs in November, contributing to year-to-date sales of 7,487. With one month left in the year, sales have already surpassed last year’s record high. This, in part, was possible thanks to the growth in new listings. While inventory levels are similar to levels reported last year, with less than two months of supply, conditions still favour the seller, placing further upward pressure on prices.  The unadjusted November benchmark price reached $320,100 in November, a monthly gain of over one per cent and a year-over-year increase of 18 per cent. Year-to-date price gains have occurred across every district in the city, with some of the largest gains arising in the lower-priced North East and East districts. ALL CALGARY CONDOS FOR SALE
